Inspection & Color Match
Stucco hides damage well — until paint or a heavy rain exposes it. Then we bring large-format Sherwin-Williams and Benjamin Moore elastomeric color decks to your home, look at the existing stucco texture in your actual light, and paint 2×2 ft sample patches so you see the real finish before any commitment. Crack & Damage Repair
Every crack in stucco is a moisture path. Hairline cracks get cut open with a v-notch tool, blown clear, and re-filled with polymer-modified stucco repair compound color-matched to your existing texture. Larger cracks (over ⅛ inch) get the same treatment plus an elastomeric crack-isolation membrane underneath. Spalled or crumbling sections get cut out completely, re-flashed where water has gotten behind the system, and rebuilt in three coats (scratch, brown, finish) to match the surrounding texture. Surface Prep & Cleaning
Stucco that has not been cleaned will not hold paint. Day one is a low-pressure (1,200–1,500 PSI) wash of every stucco face, soffit, and adjacent trim using a masonry-safe TSP detergent to cut chalk, mildew, pollution, and any efflorescence salts pushed up by moisture cycling. After the wash, the substrate gets 48–72 hours to dry completely — we use a pin moisture meter to confirm under 12% moisture before any primer touches the wall. Trapped moisture is the single biggest cause of premature failure on coated stucco.
Prime Where Needed
Stucco is alkaline, porous, and constantly cycling moisture — not every wall needs a primer, but every problem area does. We spot-prime efflorescence rings, water stains, and any patched repair sections with a masonry-rated alkali-blocking primer (typically Sherwin-Williams Loxon XP or Benjamin Moore Super Spec Masonry). Walls that have never been painted, or have been previously coated with a non-elastomeric paint, get a full coat. Properly primed stucco bonds the finish coat into the substrate; skipping primer is why coatings peel inside 3 years.
Apply Elastomeric Coating
Stucco moves. It expands and contracts with temperature, settles slightly with the foundation, and cycles moisture with every Mid-Atlantic freeze-thaw. Standard exterior latex paint cannot flex with it and cracks within 2–3 years. We use true elastomeric coatings (typically Sherwin-Williams ConFlex XL or Benjamin Moore Elastomeric High-Build) at the manufacturer-spec mil thickness — thick enough to bridge hairline cracks, flexible enough to move with the wall. Two coats minimum, brushed into texture by hand and back-rolled, never sprayed-and-walked-away. Properly applied elastomerics last 7–10 years in this climate.
Walk-Through Inspection
The last step is a walk with you. We tour every painted wall, soffit, and trim run together with a flashlight and a notebook, looking for missed corners, holidays, drips on adjacent trim, or thin spots where the substrate color shows through. Anything we find gets fixed on the spot before we sign off. Stucco Damage Types We Handle

Hairline Stucco Cracks
The most common damage we see in Northern Virginia and DC. Hairline cracks form along corner beads, around windows, and at any stress point as the substrate settles. Left alone they pull moisture into the wall and cause spalling within 2–3 winters. We v-notch every crack, fill with polymer-modified stucco compound, and seal with elastomeric coating that flexes instead of re-cracking.
Water Damage & Efflorescence
White salt deposits and soft, chalky stucco are both symptoms of trapped water. The underlying cause — flashing failure, gutter overflow, sprinkler hit, or capillary rise from grade — has to be fixed by a roofer or masonry contractor first. Then we neutralize the efflorescence with a masonry-safe cleaner, dry the wall, prime, and coat. Painting over an active moisture issue makes everything worse.
Spalling, Patches & Old Repairs
Older stucco walls usually carry a patchwork of past repairs done at different times by different crews — each one a slightly different color, texture, and bond. Our elastomeric coating systems are designed to unify those patches into a single visual surface.
