Color Selection
Brick has more color complexity than most exteriors — original mortar tone, weathered patina, and trim color all push back against any new palette. We bring large-format Sherwin-Williams and Benjamin Moore decks to your home, look at the existing brick in your actual light, and paint 2×2 ft sample patches on a section of brick before any commitment. Limewash, German-smear, and full-paint each read differently on the wall — we show you which one fits your home before you decide.
Surface Prep — Cleaning & Pressure Wash
Brick paint fails fast when applied over dirt, efflorescence, or loose mortar. Day one is a low-pressure (1,200–1,500 PSI) wash of every brick face, mortar joint, and adjacent trim. We use a masonry-safe TSP solution to cut chalk, mildew, and decades of pollution before any paint touches the wall. After the wash, we give the brick 48–72 hours to dry completely — trapped moisture is the single biggest cause of premature failure on painted brick.
Repair & Mortar Patching
Once the brick is clean and dry we walk the entire wall with a flashlight and tag every problem area — hairline mortar cracks, spalled bricks, popped joints, efflorescence rings. Hairline cracks get cut open and re-pointed with polymer-modified mortar that matches the original color. Spalled or crumbling bricks get cut out and replaced. Efflorescence (white salt deposits) gets neutralized with masonry cleaner. Skip this step and the new paint telegraphs every defect within 12 months.
Prime with Masonry Primer
Brick is alkaline, porous, and constantly cycling moisture — standard latex primer fails on all three counts. We apply a specialty masonry primer rated for high-pH substrates (typically Loxon XP from Sherwin-Williams or Super Spec Masonry from Benjamin Moore). The primer bonds into the brick pore structure, blocks efflorescence pushback, and gives the finish coat something to grab. One coat brushed and back-rolled, never sprayed-and-walked-away. Specialty stains (water stains, old creosote, soot) get a second spot prime.
Apply Breathable Masonry Paint
Brick must breathe. We use mineral-silicate or breathable acrylic masonry paint — never standard exterior latex — that lets vapor escape the wall while shedding water. Two coats minimum, brushed and back-rolled into every mortar joint by hand. Specialty finishes (Romabio Classico Limewash, Romabio Bianco Mineral Paint, Benjamin Moore Aura Exterior) chosen per project. Properly applied breathable paint lasts 5–8 years on Mid-Atlantic brick; trapped-moisture paint fails in 2–3.
Walk-Through Inspection
The last step is a walk-through with you. We tour every painted brick wall together, with a flashlight, looking for missed mortar joints, holidays, drips on trim, or thin spots where the substrate color shows through. Anything we find gets fixed on the spot before we sign off. You get the warranty in writing and a small touch-up can with the exact color and brand we used — you keep it in case a hose ever slaps the wall.

Should I paint my brick house?
It depends on the brick. If your brick is original and in good condition, painting is a one-way decision — reversible only with chemical stripping or sandblasting. If the brick is already painted (peeling, mismatched, or 1970s pinkish-tan), repainting with breathable masonry paint is almost always the right call. Limewash and German-smear are good middle paths for homeowners who want a change but want to preserve some brick texture or keep the option to reverse course later. What kind of paint do you use on brick?
Always breathable masonry paint — never standard exterior latex. Our defaults are mineral-silicate paints (Romabio Bianco, KEIM Soldalit) for projects where vapor permeability matters most, and breathable acrylic masonry paints (Sherwin-Williams Loxon XP system, Benjamin Moore Aura Exterior over Super Spec Masonry primer) for projects where color range matters more. The wrong paint traps moisture inside the brick and accelerates freeze-thaw spalling in our climate — one of the most common reasons a previous paint job fails within 2–3 years.
How long does painted brick last?
5 to 8 years on a properly prepped Mid-Atlantic exterior. The variables are prep quality (good wash, full mortar repair, and a masonry primer add years), paint system (mineral-silicate outlasts acrylic), color choice (light colors hide chalking longer), and sun exposure (south and west walls fade first). We include a 2-year workmanship warranty in writing on every brick project.
Can I un-paint my brick later?
Hard. Full paint requires chemical stripping (caustic gels, several applications, neutralization, and a final masonry-safe wash) or careful low-pressure media blasting. Either route runs $4–$8 per square foot — often more than the original paint job. Limewash softens and washes back naturally for 5–7 years and can be fully removed with a pressure wash inside the first year. German-smear is permanent. If reversibility matters to you, lead with limewash.
Do you do limewash or German-smear?
Yes — both. We use Romabio Classico Limewash (the Italian slaked-lime product that holds up best in the DMV climate) for limewash projects, and a custom Portland-cement-and-sand slurry for German-smear work. Both are project-priced separately from full brick painting because the application technique, drying time, and material cost are different. Sample-patch panels in your home are included in every quote.

The right sequence is always repair first, then prime, then paint. We bundle mortar repair into the brick-painting quote so there are no surprise add-ons mid-project. If we find structural brick damage during the inspection (settled foundation, severe spalling, water intrusion behind the brick veneer), we will tell you that you need a masonry contractor before you need us.
Brick Painting Techniques We Use
Three different ways to finish brick. We sample all three on your wall so you can see the difference before deciding.
Limewash
Slaked-lime paint thinned with water, applied wet over wet and softened with a brush. Limewash soaks into the brick rather than coating it, ages naturally over 5–7 years, and is fully reversible with a pressure wash for up to 12 months after application. The signature look: chalky, soft, slightly mottled. Best on red brick where you want a softened farmhouse or European cottage look.
German Smear (Mortar Wash)
A thick slurry of Portland cement, sand, and water troweled directly onto the brick face, then partially wiped or smeared back to leave the brick texture peeking through. Permanent, not reversible. The signature look: thick, textured, white-mortar-on-red-brick with high contrast and visible brick edges. Best on Tudor, traditional, and rustic homes where you want a strong architectural change without a flat painted finish.
Full Coverage Brick Paint
Two coats of breathable acrylic masonry or mineral-silicate paint over a high-pH-rated masonry primer. Fully covers the brick — no original color shows through — in any color from Sherwin-Williams or Benjamin Moore exterior palettes. Lasts 5–8 years with proper prep. Hardest to reverse: requires chemical stripping or sandblasting if you ever change your mind, so we always sample patches first.
2-Year Workmanship Warranty
Every brick painting project from Northern Star Painters is backed by a written 2-year workmanship warranty. If our work peels, blisters, fails, or shows premature substrate pushback within 24 months of project completion, we come back at no charge and make it right. The warranty is included in your contract; nothing to register, nothing to claim.
