Color & Finish Selection
Three stain categories, very different looks. Transparent shows full wood grain, lasts 1–2 years, good for showcasing premium cedar or ipe. Semi-transparent shows grain with color, lasts 3–5 years, the most common DMV choice. Solid stain hides grain and looks like exterior paint, lasts 5–7 years, best for older or pressure-treated decks. We bring sample boards in your candidate colors so you see the finish on the actual wood.
Power Wash & Strip Old Finish
Failed stain has to come off. We power wash with a deck-specific cleaner (Restore-A-Deck or Defy Stain Stripper depending on the old finish), agitate stubborn sections by hand, and strip everything down to bare wood. Solid stains take 2–3 passes; semi-transparents usually come off in one. The substrate gets 48–72 hours to dry to 12% moisture or below before any new finish goes on.
Sanding & Surface Prep
Even after stripping, weathered cedar fibers are raised and fuzzy. We sand the entire deck surface with 60–80 grit on a random-orbit sander, then brush with a stiff-bristle deck brush to remove sanding dust. Fence posts and rails get hand-sanded at the joints where machines cannot reach. The result is a smooth, uniform wood surface that takes stain evenly.
Repair Damaged Boards
Cracked, splintered, or rotted boards get replaced before staining. Loose screws and nails get re-set or replaced with corrosion-resistant fasteners. We also check the substructure (joists, ledger board, posts) and flag any structural issues to a deck builder. Painting over a failing deck board locks the defect in; we replace, then stain.
Apply Stain or Paint
Two coats of premium oil-based or hybrid stain — brand chosen for your specific deck material and finish category. Cedar and ipe get oil-based for deeper penetration; pressure-treated and composite get hybrid acrylic for better adhesion. Application is brush-and-back-brush by hand, never spray-only, so the stain works into the grain. Two coats on horizontals, one coat on verticals.
Walk-Through Inspection
The last step is a walk with you. We tour every board, post, and rail looking for missed sections, drips on adjacent surfaces, or thin spots. Anything we find gets fixed before sign-off. You get the 2-year workmanship warranty in writing, a touch-up jar with the exact stain color, and care instructions: avoid foot traffic for 24 hours, full cure in 48–72 hours.

Can you stain a brand-new deck right away?
Wait 30–60 days for cedar and pressure-treated to cure first. Brand-new pressure-treated lumber leaches factory treatment and rejects stain. We do a test patch on one board before staining a new deck — if the test patch absorbs and dries normally in 24 hours, the deck is ready. If it stays tacky or beads water, we wait another month and test again.
What kind of stain do you use?
Brand chosen for your specific deck material and finish category. Cedar and ipe get oil-based stain for deeper grain penetration (Sikkens Cetol, Cabot Australian Timber Oil, Penofin Verde). Pressure-treated and composite decking get hybrid acrylic stain for better adhesion and faster dry time (Sherwin-Williams DeckScapes, Behr Premium). We bring sample boards in your candidate brands and colors.
How long does a deck staining project take?
Most projects take 3–5 days from arrival to walk-through. Day 1: strip and clean. Day 2–3: dry to 12% moisture (weather-dependent). Day 3–4: sand, repair, prep. Semi-Transparent
Shows grain with color, lasts 3–5 years. The most common DMV choice for cedar and pressure-treated decks. Good balance of wood character and UV protection. Recoat refresh in year 3–4 extends life another 2–3 years.
Solid Stain
Hides grain entirely, looks like exterior paint, lasts 5–7 years. Best for older or pressure-treated decks where the wood grain is no longer pretty. Maximum UV protection and color longevity. Full strip-and-re-stain typically not needed until year 5+.

The warranty does not cover stain wear caused by foot traffic beyond reasonable use (think: hosting heavy events on a wet deck), damage from a hose or pressure washer used too close to the surface, or weather damage from a tree branch or impact.
