Hardie Board & Fiber Cement Siding Painting Services by Northern Star Painters

Welcome to Northern Star Painters, the Hardie board and fiber cement siding painting specialists for homeowners across Northern Virginia and Washington DC. We are a Virginia Class A licensed and DC licensed contractor with an in-house crew — never subcontracted — trained on James Hardie's ColorPlus warranty rules and the specific acrylic systems that bond to fiber cement. Whether your Hardie is factory-finished and fading or unprimed and ready for color, the process is the same: free in-home estimate, full-coat acrylic system with line-item pricing, and a 2-year workmanship warranty.

Hardie is forgiving compared to vinyl — but the manufacturer's color match warranty is strict. If you paint over a ColorPlus factory finish before 15 years, you can void the warranty unless the new paint is on James Hardie's approved list and is documented in writing. We work within the approved list, document the coating brand and color on the quote, and preserve your warranty file. Most Hardie paint projects last 10–15 years in the Mid-Atlantic climate, longer than any vinyl coating.

Our Hardie Board Painting Process

Six steps that turn fiber cement painting into a 10-to-15-year finish.

Step 1

Color Selection (Warranty-Approved)

Hardie ColorPlus warranty allows repainting with specific approved coatings — we work within that list. We bring Sherwin-Williams Duration, Benjamin Moore Aura, and the other approved acrylic systems, paint 2×2 ft sample patches in your light, and document the chosen brand and color on the quote for your warranty file.

Step 2

Power Wash & Inspect

Day one is a medium-pressure wash (1,500–2,000 PSI — Hardie can handle more than vinyl) with a mildew-cutting solution. After the wash, we walk every face looking for cracked or damaged boards, popped fasteners, and any caulk failure at joints — all of which get fixed before any paint touches the wall.

Step 3

Patch & Repair Damage

Cracked Hardie boards get cut out and replaced with a color-matched board, then re-flashed if water has gotten behind the system. Popped fasteners get re-set or replaced with corrosion-resistant nails. Small impact dings get filled with a paintable elastomeric patch compound and feathered to match the board texture.

Step 4

Caulk & Seal Joints

Every joint, butt seam, and trim transition gets re-caulked with a paintable elastomeric caulk rated for fiber cement. Failed caulk at corners and window trim is the number-one cause of water intrusion behind Hardie siding — we replace caulk wherever it has cracked, separated, or lost flexibility, then let it cure for 24 hours before painting.

Step 5

Apply Premium Acrylic Coating

Two coats of 100% acrylic exterior — Sherwin-Williams Duration, Emerald, or Benjamin Moore Aura Exterior — brushed and rolled by hand or sprayed and back-rolled. Hardie holds paint extremely well when properly prepped; we apply at manufacturer-spec coverage and document the system used. Properly applied coatings last 10–15 years on Mid-Atlantic Hardie.

Step 6

Walk-Through Inspection

The last step is a walk-through with you. We tour every face with a flashlight checking for missed boards, drips, holidays, or thin spots in the lap shadows. Anything we find gets fixed before sign-off. You get the 2-year workmanship warranty in writing, a touch-up jar with the exact color and brand, and a record of the coating system used for your James Hardie warranty file.

How Much Does Hardie Board Painting Cost in Northern Virginia & DC?

Most 2,000–2,500 sq ft Hardie-clad homes in Northern Virginia and Washington DC run $5,500 to $9,500 for a full repaint, including caulk replacement and any minor board repair. Larger or more complex homes (multiple gables, second-floor scaffolding, heavy trim) can run higher. The most accurate way to know your number is a free in-home estimate.

  • Wall area and stories — total Hardie face square footage plus scaffolding for second-floor walls and gables
  • Board repair scope — cracked or impact-damaged boards that need replacement before paint
  • Caulk replacement — failed caulk at corners, trim, and window joints; new elastomeric caulk on every joint
  • Coating brand and system — Sherwin-Williams Duration vs Emerald vs Benjamin Moore Aura, all warranty-approved
  • Trim, soffits, and accents — downspouts, fascia, window trim, doors
  • Warranty documentation — we document the brand and color used on every project for your James Hardie warranty file

The most accurate way to know your cost is a free in-home estimate.

When Should You Paint Your Hardie Board?

Hardie is durable but not eternal — here is when fresh paint makes sense.

  • Original factory finish is chalking or fading — ColorPlus holds color for 12–15 years, after which repainting restores the look
  • You want a different color than the original — repainting opens the full Sherwin-Williams and Benjamin Moore palette (within warranty-approved coatings)
  • Caulk failure at joints — cracked or separated caulk lets water in; recaulk-and-repaint is cheaper than waiting for water damage to compound
  • Impact damage or popped boards — fix the damage and repaint the wall as one project
  • You inherited a Hardie home with a previous owner's paint job — mismatched touch-ups and faded sections need unifying
  • Resale approaching — fresh exterior paint is one of the highest-ROI updates before listing in the DMV market

A few situations say wait. ColorPlus factory finishes under 10 years old usually still hold up well — we will tell you if it makes more sense to wait. Active water intrusion behind the Hardie needs a flashing fix from a roofer or siding contractor before paint.

Common Questions About Hardie Board Painting

Can Hardie board really be painted?

Yes — Hardie is one of the easiest exteriors to paint. The fiber cement substrate holds 100% acrylic exterior paint extremely well, lasting 10–15 years on a Mid-Atlantic exterior. The only catch is the ColorPlus warranty: if your Hardie has a factory ColorPlus finish, repainting before 15 years is allowed only if the new coating is on James Hardie's approved list. We work within that list on every project.

Will painting void my Hardie ColorPlus warranty?

Not if it is done right. The ColorPlus warranty allows repainting with specific approved coatings from Sherwin-Williams, Benjamin Moore, and a few others. We use only approved systems (Sherwin-Williams Duration or Emerald, Benjamin Moore Aura Exterior) and document the brand, color, and date on the quote so your warranty file is intact.

How long does Hardie paint last?

Properly prepped and painted Hardie holds finish for 10–15 years — longer than vinyl or wood siding. The variables are: prep quality (caulk replacement is non-negotiable), coating system (warranty-approved acrylic), color choice (lighter colors hide fade longer), and sun exposure. Factory ColorPlus finishes last 12–15 years; aftermarket paint averages 10–12.

What is the prep process?

Medium-pressure wash (1,500–2,000 PSI) with mildew-cutting solution. Inspect for cracked boards, popped fasteners, caulk failure. Replace damaged boards. Re-set or replace popped fasteners. Re-caulk every joint, butt seam, and trim transition with elastomeric paintable caulk. Let caulk cure 24 hours. Then two coats of warranty-approved acrylic, brushed and rolled (or sprayed and back-rolled).

Do you replace damaged Hardie boards?

Yes — included in the project quote. Cracked or impact-damaged boards get cut out and replaced with a color-matched board from the manufacturer. If water has gotten behind the system, we re-flash the area before installing the new board. The new board is then painted to match the rest of the wall as part of the project.

How much does Hardie board painting cost in NoVA and DC?

Most 2,000–2,500 sq ft Hardie homes run $5,500–$9,500 for a full repaint including caulk replacement and minor board repair. Larger or more complex homes (multiple gables, second-floor scaffolding, heavy trim) can run higher. Free in-home estimates with line-item pricing, 48-hour turnaround. We are transparent about every cost driver up front.

Do you do Hardie installation as well, or just painting?

We focus on painting and repainting Hardie. For new installation or full-replacement projects we partner with a Hardie-certified installer and coordinate the schedule. The repainting work itself, including replacing individual damaged boards and re-caulking joints, is well within our scope.

Hardie Board Issues We Address

Three problems that show up on almost every Hardie home in the Mid-Atlantic.

Failed Caulk at Joints

The number-one Hardie failure point. Caulk loses flexibility, cracks open at corners and trim transitions, and lets water in. We replace all failed caulk with elastomeric paintable caulk before any paint touches the wall — cheaper than waiting for water damage.

Faded ColorPlus Finish

Factory ColorPlus holds color for 12–15 years, then fades visibly especially on south and west walls. Repainting with a warranty-approved coating restores full color in a weekend and extends the life of the siding system another 10–15 years.

Cracked or Impact-Damaged Boards

A baseball, a lawn mower, or settling can crack a Hardie board. The board gets cut out, the substrate re-flashed if needed, a color-matched replacement installed, and the whole wall painted to match. Done in the same project, no second visit.

2-Year Workmanship Warranty

Every Hardie board and fiber cement siding painting project from Northern Star Painters is backed by a written 2-year workmanship warranty. If our work peels, blisters, fails, or shows premature caulk failure within 24 months, we come back at no charge and make it right. Combined with $2 million in liability insurance, our Virginia Class A and DC contractor licenses, and our warranty-approved coating system, it is the most complete coverage you can get on residential Hardie work in the region.

The warranty does not cover failure caused by hidden moisture intrusion (a roof or flashing problem we did not know about), impact damage, or fading from extreme sun exposure beyond the manufacturer's expected service life. But those are exactly the issues we look for during the free in-home inspection. Our coating system itself is independently warrantied 5–10 years by the manufacturer (Sherwin-Williams or Benjamin Moore), giving you a layered warranty: 2 years workmanship from us, plus the coating manufacturer warranty.
